Here are some mortgage programs for low-income homebuyers

USDA Loans: These loans are offered to low- and moderate-income Americans who are planning to live in eligible rural areas.

FHA Loans: These loans are issued by approved lenders and insured by the FHA. They are designed to help low- and moderate-income borrowers buy homes.

HFA Loans: These are financial assistance provided by a state’s Housing Finance Agency, usually in partnership with a local lender.

HomeReady and Home Possible: These are mortgage products offered by Fannie Mae and Freddie Mac, respectively. They allow low-income homebuyers to finance up to 97% of their home purchase.

HUD Home: These are homes that are sold below market value, making them an attractive option for those who can’t compete on the regular housing market.

HUD Homeownership Voucher Program: This program allows families that receive assistance under the HCV program (also known as ‘Section 8’) to use their voucher to buy a home and receive monthly assistance to meet homeownership expenses.
