What is a home appraisal, and why is it necessary?

A home appraisal is an unbiased professional opinion of a home's value and is required whenever a mortgage is involved in buying, refinancing or selling property. It is usually ordered by the lender and paid for by the borrower. It is necessary to ensure that the lender is not loaning the borrower more money than the home is worth.
